A look at the latest Bright MLS data for the DMV

I have some market stats for you this week. The short version is this: it’s active, but it’s a lot less forgiving.

I pulled some of the latest Bright MLS data because it tells a pretty interesting story.

To me, it shows buyers are still out there, but they’re more patient and a lot more selective. Homes that are priced right and show well are still getting attention. The ones that miss the mark are sitting longer. It’s not a bad market, but it is one where strategy matters more.

One thing that really stood out is how tight listing activity still is. February new listings were the lowest they’ve been for that month since at least 2003. So even with inventory improving, we’re still not exactly swimming in options.

If you’re thinking about buying or selling this year, this is one of those markets where the details matter. Pricing, presentation, timing, and understanding your specific area all make a big difference.
